April and May are go-time. Buyers are out, competition is heating up, and the homes that win are the ones that look clean, fresh, and easy to move into.

Here are 10 inexpensive, high-impact things I tell every seller to do if you want top dollar this spring:

1. Fresh mulch + clean landscaping edges
This is your first impression. Dark mulch, crisp edges, trimmed bushes—it photographs better and makes buyers feel like the home is cared for before they even walk in.

2. Power wash everything
Driveway, sidewalks, siding, deck. Years of grime gone in a few hours. It’s one of the highest ROI things you can do.

3. Paint the front door
A bold, clean front door (black, navy, or a rich wood tone) makes the whole house feel updated. Cost: under $100. Impact: huge.

4. Declutter like you’re moving tomorrow
Less stuff = bigger rooms. Period. Remove 30–50% of what’s in closets, counters, and shelves.

5. Deep clean (or hire it out)
Baseboards, vents, windows, grout. Buyers notice clean more than upgrades. A spotless home feels newer and worth more.

6. Swap outdated light fixtures
You don’t need designer lighting—just modern, simple fixtures. Especially in dining, entry, and bathrooms. Cheap upgrade, big visual win.

7. Neutralize bold paint colors
That red wall you love? Buyers don’t. Light, neutral tones (warm whites, soft grays) help buyers picture themselves living there.

8. Fix the small stuff you’ve ignored
Loose handles, squeaky doors, dripping faucets, chipped paint. These don’t cost much—but buyers mentally subtract way more than the repair cost.

9. Brighten everything up
Open curtains, add higher watt bulbs, daylight LEDs. Bright homes feel bigger, cleaner, and more valuable.

10. Make it smell clean—not covered up
Skip heavy scents. Think fresh air, light citrus, or nothing at all. If buyers smell “cover-up,” they assume there’s a problem.
